Do you have some questions about your future paint projects? Here are the answers that should help!
There really isn’t a good one-size-fits-all price for exterior painting. Two homes that are both 3,500 square feet can require very different amounts of work.
When we price an exterior, we look at the size and height of the home, amount of siding and trim, condition of the existing paint, wood rot, prep work, accessibility, color changes and the products being used. High peaks, multiple stories and detailed trim can also affect the price.
If this is your first time hiring a painter, my advice is to compare the actual scope of each estimate—not just the final number. Make sure you know what prep, repairs, caulking, coats and areas are included.
This happens all the time, and usually the companies aren't actually pricing the exact same scope of work.
One estimate may include extensive prep, caulking, repairs and two finish coats while another may include considerably less. Paint quality, insurance, labor, warranty and how the company handles your project can also affect the price.
I recommend putting the estimates side by side and looking at exactly what each company is promising to do. If one price is dramatically lower, ask why. Sometimes there's a legitimate reason. Other times you're simply buying a different paint job.
You don't need to know anything about painting before meeting with us. That's our job.
We start by looking at what you want painted and talking about what you're trying to accomplish. We inspect the surfaces, identify repairs or prep that may be needed, discuss colors and products when necessary, and provide a written estimate explaining the scope.
Once you decide to move forward, we schedule the project and explain what you need to do before we arrive. We protect the areas we're not painting, complete the prep and painting, clean everything up and walk the project with you when we're finished.
We try to make the process simple and explain things in normal language rather than expecting homeowners to understand the painting business.
In our area, we commonly see homeowners repainting approximately every 6–8 years, but there isn't a magic number.
Sun exposure, moisture, trees, mildew, the previous paint job and the type of siding and trim all make a difference. One side of a house can sometimes deteriorate much faster than another.
Some of the first things I tell homeowners to look for are fading or chalky siding and peeling or flaking paint on the trim. If you're starting to see those signs, it's worth having the exterior looked at before minor maintenance turns into more extensive wood repairs.
Wood rot is extremely common on homes throughout Cumming, Alpharetta and the surrounding North Atlanta area.
We frequently find it around windows, fascia, soffits, chimneys and other trim areas that are exposed to water. Painting over rotten wood doesn't solve the problem. If we identify damaged wood, we'll discuss the repair with you before moving forward.
Depending on the location, we can replace damaged material with wood or use PVC in appropriate areas. I would rather address the problem correctly before painting than cover it up and have you dealing with it again shortly afterward.
We can paint exteriors during much more of the year than many homeowners realize. Modern professional exterior coatings can be applied across a fairly broad temperature range, assuming the surface and weather conditions are appropriate.
The bigger concerns are rain, freezing overnight temperatures, moisture and giving the paint enough time to properly dry and cure.
Spring and fall are popular, but summer and portions of the winter can also provide excellent painting days in North Georgia. We watch the weather closely and schedule exterior work around the conditions rather than simply looking at the month on the calendar.
Usually, no.
For most interior projects, smaller and fragile items should be removed, and furniture can often be moved toward the center of the room so the work areas are accessible. We protect the furniture, floors and other surfaces that aren't being painted.
Before the project begins, we'll explain what we need you to move and what we can work around. If you have large or unusually heavy furniture, let us know during the estimate so we can plan for it.
You shouldn't have to empty your entire house just because you're having it painted.
In most cases, yes.
A lot of our customers work from home, have children or have pets, so we understand that life doesn't stop because painters are there.
For a larger interior project, we can often work through the house in sections so you still have usable areas. There will obviously be some noise and activity, and certain rooms may temporarily be unavailable, but we'll talk through the schedule with you beforehand.
If you work from home, tell us which room is most important for calls or meetings. Good communication before we start can make the project much less disruptive.
It depends on the project, but the order can make a big difference.
If you're replacing flooring, cabinets, countertops, lighting or doing other remodeling, tell us everything you're planning before we start painting. We can help you determine the best sequence.
For example, sometimes it makes sense to complete messy construction work first and paint afterward. In other situations, painting ceilings or certain areas before new finishes are installed can make the project easier.
We've worked around remodels for years. I'd much rather help you plan the order ahead of time than have you pay to paint something twice.
Don't choose based on price alone.
I would look at how clearly the company explains the scope, whether they're properly insured, what preparation they're including, the products they're using, how repairs and changes are handled, their warranty, reviews and their experience with homes similar to yours.
Also pay attention to communication during the estimate. If it's difficult to get questions answered before you've hired a company, that's probably not going to improve once the project starts.
We've painted thousands of homes throughout the North Atlanta area, and one thing I've learned is that homeowners usually have a better experience when expectations are clear before the first gallon of paint is opened.
Interior painting costs can vary quite a bit because square footage alone doesn't tell us how much work is involved.
We look at the number and size of rooms, ceiling height, amount of trim and doors, wall condition, drywall repairs, color changes and whether you're painting walls only or including ceilings and trim.
A newer home with walls in good condition can be very different from an older home that needs extensive repairs and prep. That's why I'm cautious about giving homeowners a price based only on the square footage of the house.
If you're comparing estimates, make sure you're comparing the same scope of work and not just the final price.
If you already know you want to change the colors, painting before you move in is usually the easiest time to do it.
There is less furniture to move and protect, the painters have easier access to the walls, and you don't have to live around the project once you're settled.
This is especially helpful if you're painting a large portion of the interior, including ceilings, closets or trim.
We paint quite a few homes around Cumming and Alpharetta for customers who have just purchased them. If the timing works with your closing and move-in date, it's worth considering getting the painting completed before the moving truck arrives.
Generally, there are efficiencies when we can complete multiple rooms during the same project.
There is setup, protection, equipment and cleanup involved every time a painting crew comes to your home. If you already know that several rooms need painting, it can make more sense to have us price everything together rather than completing one room at a time over several separate visits.
That doesn't mean you have to paint your entire house. We can help you decide what makes sense to do now and what can reasonably wait.
If your cabinets are in good condition and you like the existing layout, professional cabinet painting can completely change the look of a kitchen without the cost and disruption of replacing everything.
The key word is professional. Cabinet refinishing is very different from simply putting wall paint on cabinet doors. Proper cleaning, preparation, sanding, priming and the right coating system are extremely important.
If the cabinet boxes are damaged, the layout doesn't work or you're planning major changes to the kitchen, replacement may make more sense. But if your main problem is that the cabinets look dated, refinishing is definitely worth considering.
Not every painting situation is exactly the same, which is why I don't like blanket rules.
The existing color, new color, condition of the surface, paint product and whether primer is required can all affect coverage. A major color change may require more work than repainting a similar color.
What matters to me is achieving the proper finished result rather than simply counting coats. Your estimate should clearly explain what we're proposing so you know what you're purchasing before the job starts.
For a busy household, durability and cleanability are usually more important than choosing the cheapest paint.
Certain areas take much more abuse—hallways, kitchens, stairways, children's rooms, mudrooms and areas where dogs regularly brush against the walls.
We can recommend a paint product and sheen based on how each room is actually used. You don't necessarily need the same finish throughout the entire house.
Tell us about your family, pets and how you use the space. That information can be just as important as choosing the color.
Yes. Picking a color can actually be one of the hardest parts of a painting project.
A color that looks great on a small sample can look very different across an entire room or exterior. Natural light, flooring, countertops, cabinets, furniture and surrounding colors can all change how you see it.
We can help guide you through the process and narrow down your choices. I also recommend looking at colors in the actual space and at different times of the day before making a final decision.
Our goal isn't to choose the house for you. It's to help you avoid making a color decision you'll regret after we've painted 3,000 square feet of it.
Yes, we can address normal drywall repairs as part of an interior painting project.
Small nail holes, dents and minor wall damage are common, especially in homes that have been lived in for several years. Larger cracks, water damage or significant drywall problems may require additional repair work.
The important thing is identifying those areas before painting whenever possible. New paint tends to make imperfections more noticeable, not less noticeable.
During the estimate, show us anything that concerns you so we can determine what should be repaired and include the appropriate work in the scope.
In most cases, exterior surfaces need to be properly cleaned before they're painted.
North Georgia homes accumulate dirt, pollen, mildew and other contaminants that can interfere with paint adhesion. Painting over a dirty surface doesn't make those problems disappear.
Cleaning is only one part of preparation. Depending on the condition of the house, we may also need to scrape loose paint, caulk, prime certain areas and make wood repairs.
I tell homeowners that the finished paint is what everyone sees, but the preparation underneath it is a major part of what determines how well the job performs.
Yes, exterior painting can be done during pollen season, but conditions matter.
Anyone who lives in Cumming, Alpharetta or Buford knows how much pollen can accumulate in the spring. We don't want to apply paint over a surface covered with pollen, dirt or mildew, so proper cleaning and timing are important.
We evaluate the condition of the surface and the weather rather than automatically ruling out an entire season.
North Georgia gives us a fairly long exterior painting season. The key is knowing when conditions are appropriate and preparing the surface correctly before the coating is applied.
