Brick Painting FAQs

Can I paint over the existing paint on my brick house?

Yes, in many cases, you can typically paint over existing paint on your brick house. However, a crucial first step is to thoroughly assess the condition of the current paint. If it's peeling, flaking, or in poor condition, it may need to be stripped or properly prepared to ensure the new paint adheres correctly and lasts. Our team can inspect your brick and advise on the best approach.

What kind of paint should I use for brick?

For brick, it's essential to use a breathable masonry paint or specialized coating. Unlike regular house paint, these products allow moisture to escape from the brick, preventing issues like efflorescence (white powdery residue) and peeling. Options include acrylic latex masonry paint, mineral paint, limewash, or elastomeric coatings, depending on your desired look and the brick's condition.

What are the popular colors for painting brick houses?

While trends vary, popular colors for brick houses often include classic whites, creams, light grays, and even darker charcoal tones. These colors provide a fresh, modern aesthetic that complements various architectural styles. Whitewashing and limewashing are also popular for achieving a soft, antique look while allowing the brick's texture to show through.

How do I maintain the paint on my brick house?

Maintaining your painted brick involves simple steps. Regularly clean the surface with a gentle wash to remove dirt and mildew. Inspect for any cracks or peeling paint and address them promptly. Ensure proper drainage around your foundation to prevent moisture issues, and consider annual inspections by professionals to catch minor issues before they become major problems.

How much does professional brick painting cost?

The cost of professional brick painting varies based on several factors, including the size of your home, the condition of the existing brick or paint, the type of paint or treatment chosen, and the complexity of the job (e.g., scaffolding needed, intricate details). For an accurate and personalized estimate for your Miller Place home, we recommend scheduling a free on-site consultation with Five Star Painting of Port Jefferson.

What’s the difference between limewash and whitewash?

Both limewash and whitewash create a lighter, distressed look for brick, but they are distinct treatments:

  • Limewash: A mineral-based coating made from natural lime. It calcifies to the brick, becoming part of the masonry rather than just sitting on the surface. It provides a breathable, matte, antique finish with subtle color variations and a velvety texture, allowing the brick's natural character to show through.
  • Whitewash: Typically a thinned-down paint applied to brick. It offers a more opaque, yet still somewhat translucent, look than full paint, partially covering the brick while allowing some of its original color and texture to peek through. It's generally less breathable than limewash.

Used them for the first time, very happy! The person who gave us a quote was very thorough. They painted our deck in September and did a perfect job plus showed respect for our property. I like the way a project manager came the day before, we met with him and the painting team and then he came back after the job was done to inspect it and make sure we were fully satisfied before paying. In January they came and did interior painting and I was also great! There was a few areas in the bathroom we needed touched up and the project manager came the next day and took care of it for us. I’ve been very happy with the whole process and recommend them highly!

How Long Can You Keep Paint Before It Goes Bad?

We’ve all been there—a painting project doesn’t use up all the paint you bought, and now it’s time to hammer the lid back on and take it to the garage or basement storage area. That paint will go bad in two to fifteen years. That’s such a big range, so how do you determine when it’ll be spent? Examine the type of paint and storage conditions to estimate shelf life. Safely removing this buildup can become more difficult, especially when harsher cleaning materials can damage the paint on your cabinets.
