Frequently Asked Questions
-
There isn't a reliable one-price-fits-all answer because homes in this area vary tremendously.
We work on everything from smaller ranch homes to large two- and three-story homes with brick, stucco, siding, detailed trim and high peaks. The condition of the existing paint, amount of prep, wood repairs, accessibility and color changes can make two similarly sized homes very different painting projects.
If you're comparing estimates, make sure you're comparing the actual scope and not just the bottom-line price.
-
Interior painting cost depends on what you actually want painted.
Walls only will be very different from painting walls, ceilings, doors, trim and closets throughout the house. Ceiling height, detailed trim, drywall repairs and major color changes also affect the amount of work involved.
Many homes in this area have two-story foyers, high family-room ceilings and extensive trim, so square footage alone doesn't give you an accurate painting price.
We'll walk through the house with you and break down the project so you can decide what makes sense to paint now and what can wait.
-
If you already know you want to change the colors, painting before moving in is usually the easiest time to do it.
There is less furniture to move and protect, we have better access to the walls and trim, and you don't have to live through a large interior painting project once you're settled.
This is especially helpful if you're buying an older home and planning to paint most of the interior.
If your closing and move-in dates allow enough time, I would at least get the painting priced before moving everything into the house.
-
Paint can make a surprisingly big difference.
A lot of homes in Alpharetta, Roswell and Johns Creek have great layouts and quality finishes but colors, cabinets or stained trim that make the interior feel dated.
You may not need to remodel everything. Updating wall colors, painting selected trim, refinishing cabinets or changing a few high-impact areas can completely change how the house feels.
We'll help you look at the entire space and determine which painting projects are likely to make the biggest visual difference.
-
If you like the layout and your cabinets are in good condition, professional cabinet refinishing can be an excellent way to update the kitchen.
This is especially relevant in Alpharetta and Johns Creek, where we see plenty of larger kitchens with quality cabinets that simply have an older finish or color.
Cabinet refinishing is not the same as painting walls. Cleaning, preparation, sanding, priming and using the proper coating system are critical to getting a finish that looks professional and holds up to everyday use.
We'll inspect the cabinets first and tell you whether we think they're a good candidate for refinishing.
-
You may.
Many neighborhoods throughout Alpharetta and Johns Creek have architectural guidelines and approved exterior color palettes. Some communities allow you to repaint the existing color without approval but require approval when changing colors.
Before making a final color decision, check with your HOA or property management company.
We're happy to help with colors and work from an approved palette, but I recommend getting the required approval before we order paint and start the project.
-
Start with the colors that aren't changing.
Brick, stone, roofing and sometimes gutters are permanent or semi-permanent elements of the house. Your siding, trim, shutters and front door should work with those colors rather than compete with them.
This is especially important on many traditional homes throughout Alpharetta, Roswell and Johns Creek where brick makes up a significant portion of the exterior.
I recommend choosing the overall color scheme as a system rather than picking a siding color by itself.
-
Yes, brick can be painted or coated, but I don't automatically recommend painting every brick house.
It's a significant design decision because you're changing a relatively permanent exterior material. We want to look at the condition and type of brick, the style of the house and the other exterior materials before deciding what makes sense.
Sometimes changing the trim, siding, shutters or front door gives the homeowner the updated look they want without painting all of the brick.
We'll look at the whole exterior with you before recommending an approach.
-
Yes. Stucco needs to be evaluated differently from wood or fiber-cement siding.
Before painting, we want to look for cracks, staining, moisture-related concerns and previous repairs. Surface preparation and using the appropriate coating are important.
If we see something that appears to be more than a normal painting issue, we'll point it out rather than simply covering it with paint.
The goal isn't just to change the color. We want to understand what we're painting before we put a new coating over it.
-
This is common in North Atlanta.
Parts of a house that receive less sunlight stay damp longer. Mature trees, landscaping and Georgia humidity can make those areas more susceptible to mildew and organic growth.
We frequently see one side of a house looking much dirtier than the others for exactly this reason.
Proper cleaning is an important part of exterior preparation. We don't want to put new paint over mildew, pollen or other contaminants.
-
In our experience, many North Atlanta homeowners start looking at repainting somewhere around the 6–8 year range, but the condition of the house matters more than the calendar.
Sun exposure, moisture, trees, previous preparation, paint quality and the materials on your home all affect how quickly the exterior ages.
Look for fading or chalking siding, cracking caulk, peeling trim and exposed or deteriorating wood.
It's usually better to address those signs early rather than waiting until the house requires substantially more repair work.
-
Those are some of the most common places we find exterior wood damage.
Water exposure, failed caulking, aging coatings and the way water drains from different parts of the house can eventually damage wood trim.
During an exterior estimate, we look closely at window trim, fascia, soffits, chimney boards and other vulnerable areas.
If the wood is rotten, painting over it isn't a repair. We'll identify it and discuss replacing it before we paint.
-
In many situations, yes.
PVC can be a good option for certain trim areas that are particularly vulnerable to moisture because it doesn't rot the way wood does.
That doesn't mean PVC is automatically the right material everywhere. We'll look at the location, existing materials and appearance of the house before recommending it.
Our goal is to solve the problem appropriately rather than simply replace a rotten board with another board that may eventually experience the same issue.
-
Yes. We regularly work in homes with high ceilings, stairwells, two-story foyers and difficult-to-reach areas.
These spaces are common throughout Alpharetta and Johns Creek and are often the areas homeowners least want to tackle themselves.
During the estimate, we'll look at ceiling heights and access so we know what ladders or equipment will be required.
That way the difficulty of the area is accounted for before the project starts rather than becoming a surprise later.
-
We're seeing homeowners move away from some of the colder grays that dominated interiors for years and toward warmer whites, soft neutrals, natural tones and colors that work better with wood and other organic finishes.
But I wouldn't choose a color simply because it's popular.
Flooring, countertops, cabinets, natural light and furniture all influence how a color looks in your house. A beautiful color in someone else's home may look completely different in yours.
We can help narrow the choices based on the finishes you already have.
-
Sometimes this makes a dramatic difference, but it's a project I would evaluate carefully.
Some homes have high-quality stained trim that works beautifully with the architecture. Others have large amounts of darker stained trim that can make the interior feel much heavier than the homeowner wants.
Painting stained wood properly also requires more preparation than simply repainting previously painted trim.
Before deciding, we'll look at your flooring, doors, cabinets and overall style of the house and discuss whether painting all of it—or only selected areas—makes sense.
-
Usually because you're not actually being quoted the exact same paint job.
Preparation, repairs, caulking, primer, number of coats, paint products, areas included and excluded, access requirements and warranty can all affect the price.
This is particularly important on larger homes where small differences in scope can turn into significant differences in labor.
My advice is to compare what each painter is promising to do before comparing the final number. If one estimate is dramatically lower, ask what's different.
-
It depends on what you're renovating.
Floor removal, cabinet work, electrical changes and other construction can create dust or damage freshly painted surfaces. On the other hand, there are situations where painting certain ceilings or areas before new finishes are installed makes sense.
Tell us everything you're planning before we start.
We regularly work around flooring, kitchen updates and other home-improvement projects and can help you determine the order that minimizes duplicated work.
-
Usually, yes.
A lot of our Alpharetta, Roswell and Johns Creek customers work from home, so this comes up frequently.
For larger projects, we can often work through the house in sections. There will be some noise and activity, and individual rooms may temporarily be unavailable, but you generally don't need to leave your house for the entire project.
If you have an office where you spend the day on calls or Zoom meetings, tell us before we start so we can plan around it as much as possible.
-
I'd look beyond the price.
Make sure you understand what's included in the preparation, repairs, paint products and number of coats. Ask how the company protects your home, who manages the project, whether they're properly insured, what warranty is provided and how problems are handled if something comes up.
I'd also look for experience with homes similar to yours.
We've painted thousands of homes throughout North Atlanta. That experience matters when you're dealing with high ceilings, difficult exterior access, extensive trim, wood repairs, HOA requirements and the other issues we regularly see in this area.
A good estimate should make you feel more informed about your project—not pressured into making a decision.
